How it works
No account, no payment. One email starts it:

What exactly is included in a Property Report?
Three things, each done by hand: we call the listing agent in Japanese and obtain the financials (P&L / balance sheet), we translate them to English, and we add a concise analysis of what the numbers say. The report is delivered to you by email.
Is the report really free? What do you ask for in return?
Yes — free for properties you're seriously considering, usually one or two at a time. Instead of paying, we ask you to register a short buyer brief (budget, timeline, how you plan to fund the purchase) so we can produce the report in context. Need financials on 3 or more properties at once? We'll propose an individual plan before any work starts.
Why is it free?
Because it moves serious buyers forward. Our brokerage fee is success-based — we are paid only when a purchase closes — so helping you read a property’s numbers early is part of the service, not a separate product. Japan has no MLS-style standardized disclosure: listing financials are held by each listing agent, in Japanese, and we do the obtaining and translating for you.
How long does a report take?
There is no fixed delivery date, because the main variable is the listing agent’s response time. We start on your property as soon as your request is confirmed, and email the report as soon as the documents are obtained, translated and analyzed.
What if only part of the financials can be obtained?
In some cases only one of the two documents (P&L or balance sheet) can be obtained, and occasionally a listing agent cannot provide financials at all. We report exactly what could and could not be obtained, and deliver an analysis of what is available — an incomplete picture is never presented as a complete one.
Is this investment advice?
